Property Manager is On-Site on Mondays from 1:30 -3:30 pm
CCN4 On-Site Office is located on the eastside of the building on the 3rd Floor by the elevator.
All owners and residents must submit a screening application for Board approval. Once approved all adult applicants must attend a screening interview conducted by the Board of Directors.
Screening Interviews are scheduled on the 2nd & 4th Thursday of each month @ 7:00 pm

UPON CHECKING THE STORAGE ROOMS, WE FOUND THAT SOME PEOPLE ARE STORING ITEMS OUTSIDE OF THEIR STORAGE AREA AND ALSO FLAMMABLE ITEMS.
PLEASE BE REMINDED THAT NO ITEMS SHOULD BE STORED OUTSIDE OF YOUR STORAGE AREA AND NO FLAMMABLE ITEMS SUCH AS PAINT, BATTERIES, GASOLINE ETC. SHOULD BE KEPT IN THE STORAGE AREAS.
ITEMS THAT ARE CURRENTLY BEING STORED OUTSIDE OF THE STORAGE AREA HAVE UNTIL MARCH 14TH, 2025 TO REMOVE OR THEY WILL BE DISCARDED

Hurricane Milton Update
As we closely monitor Hurricane Milton, I want to ensure you’re prepared for the potential impact. Please take immediate action to safeguard your family, property, and community.
Prepare Now:
- Review your emergency plan and update contact information.
- Stock up on: – Non-perishable food (at least 3 days’ supply) – Water (at least 1 gallon per person per day) – Medications and essential medical equipment – Flashlights, batteries, and chargers – First aid kit
- Fill up your vehicle’s gas tank.
- Secure emergency documents like Passport, Birth Certificates, and outdoor furniture, trash cans, and loose items.
During the Hurricane:
- Stay indoors and avoid travel.
- Keep windows and doors closed.
- Unplug electronics and appliances.
- Monitor local news and weather reports.
- Follow evacuation orders, if issued.
After the Hurricane:
- Wait for official clearance before exiting your home.
- Be cautious of fallen power lines, sharp debris, and standing water.
- Check for gas and water leaks.
- Document property damage for insurance purposes.
- Follow boil water advisories, if issued.

All requests for the Roof and Electrical rooms must be submitted on an ARC Form along with the License and Insurance of the vendor. CCN4 must be named as the insured. The form is to be submitted to keisha@phoenixfla.com. The ARC form is available on this website.
